We are a rapidly growing Property management, Construction and Investment Company looking expand our leasing department and to hire a Leasing Specialist. This position is primarily the face of the company and provides support to tenants and office staff. The Lease Specialist are responsible for managing the leasing process for residential and commercial properties. They work with landlords and tenants to ensure that all parties are in compliance with their lease agreements, resolve any disputes that may arise during the leasing process, and coordinate any necessary repairs or renovations to the property.

The Leasing Specialist typically have a wide range of responsibilities, but they’re often tasked with ensuring that both parties fulfill their obligations under the lease agreement. This might include making sure that the tenant pays rent on time, that the landlord makes required building improvements, etc.

Top candidates will know how to network to fill vacancies, be able to negotiate, and problem solve and identify opportunities in securing qualified tenants.

Leasing Administrator Responsibilities:

  • Leasing Specialist is positioned at the front of the office to greet potential and existing tenants daily delivering superior customer service.
  • · Manage all leases from potential and existing clients.
  • · Coordinate property viewings, follow-ups and updating of contact management database in a persuasive manner.
  • · Assist in marketing all unoccupied and upcoming rental listings through open houses and individual showings as well as all social media platforms.
  • Provide accurate information on the different features of properties
  • · Negotiate lease terms between landlords, property management companies and tenants

* Coordinate and schedule lease applications, and adhere to compliance requirements.

*Processing applications, preparation of lease paperwork, and weekly / monthly reports (i.e. applications, lease agreements, addenda, employment verification checks, credit checks and leasing move-in packets.)

*Evaluate clients’ requirements and financial prosperity to make personalized presentations

*Validate application information and references · Execute new lease agreements and coordinate move-in/ move-out processes.

  • Track renewals, lease expirations, and notices to vacate through property management system SimplifyEM
  • Ensure residents maintain proper renters’ insurance throughout lease term
  • Ensure certain residents are assessed and collect certain expense bills monthly such as electric, water, sewer and trash
  • · Conduct market research and competitor surveys monthly to ensure the properties maintain competitive pricing· .
  • Manage regulatory and compliance related services.

· Respond to queries/leads and conduct property inspections.
· Maintain a pre-leasing and occupancy ratio to company standards
· Support legal and general advisory needs associated with tenant evictions
· Comply with all Fair Housing regulations, local/state regulations, and other laws as they relate to property specific guidelines and occupancy standards
· Prioritize work orders and coordinate with vendor for scheduling.

  • Follow up with maintenance requests or needs for residents and ensure issues have been resolved or completed
